Avalon Copy Centers Coming To Buffalo

While stopping into Chow Chocolate earlier today to check out their operation, I ran into Chris Jacobs, owner of Avalon Development. Chris was very excited about the opening of Chow Chocolate in his building and was also pleased to tell me that he had just landed a new tenant for his 723 Main Street project. 4000 sq.' of the 5500 sq.' building will be occupied by a company by the name of Avalon Copy Centers. This will be Avalon Copy's first location in Buffalo - the company already has locations in Syracuse, Rochester and Utica. The company specializes in business document services, legal copy services, large format copies, document imaging, electronic discovery and appellate publishing.

This is a pretty big snag for Jacobs considering the large square footage of the occupancy. Once the center has moved in, there will only be 1500 sq.' of remaining space in the building that is currently undergoing a complete facade makeover. Jacobs told me that he open to either a restaurant or retail tenant in the remaining space. The 700 block is certainly coming together quickly. It will be interesting to see what happens with the former Rick Cycle location. If some money were sunk into the space it would probably have a much better shot at securing a tenant. I think that Chris Jacobs has proven that an injection of capital into a property can attract new business to Main Street. It might behoove other property owners to do the same thing.

It's amazing how all of this is coming together despite a lack of any type of critical mass in or around the 700 block.

Hopefully over the next several years we will finally see the development of many of the vacant parcels and parking lots in that area. This would add the potential of hundreds of people concentrated in a few square blocks to further retail diversity.

The only downside to large-scale development of the 700 block is the raising of rents and property values. This could ultimately become detrimental to the present retail mix which has likely sought out the 700 block due to its affordability.

the good think about Buffalo is there is always another affordable area one or two blocks away. Also if they raise the rents and no one shows up.. then the rents will come down. So either we grow and draw in new business or we continue to grow albeit slower with lower rents. Either way it is a win win for Buffalo.

Imagine that...You invest in your property and it becomes attractive to tenants...too bad Buffalo did not think of that sooner.

I'm kind of surprised that this article was written without mention of the coincidence that Avalon Copy is moving into a building that is owned by Avalon Development. Seems like a reasonable question would be "Any relation?"

I am the CEO of Avalon Copy Centers; soon to be re-named "Avalon Document Services." My company has no corporate tie whatsoever to Avalon Development. Our relationship (as their tenant) is purely coincidence. Our website is www.teamavalon.com if you'd like to learn more about us. My company started in May of 2000 with three people. We now employ close to 90. We're excited to be in Buffalo! We're optimistic about the future of the City of Buffalo and think our service offering will be well received. My company is not a retail facility. We're a locked facility that handles copying, digital printing and document scanning services for business people. We also have more "specialized" service offerings, such as our "Appellate Publishing Division" that are described in greater detail on our website. Instead of servicing "walk-in" business, we provide free pick-up and delivery of every project we handle. We expect to hire at least 20 more people for our Buffalo office alone within the next 18-24 months. Within five years or so, I would estimate that we'll have a staff of 50+ people in Buffalo. I humbly appreciate the kind words of those who have welcomed us to the City and promise that as we grow here, we'll do our fair share to reinvest and "give back" in an effort to support Buffalo as we're doing in Syracuse, Rochester and Utica. We truly are grateful for the opportunity.
