Bethune Still For Sale- Now Copperless

Landau purchased the four-story building adjacent to Bennett High School for $384,000 in April 2006 through an auction conducted by the State. At the time of purchase, Landau announced plans to convert the building into loft-style apartments, artists' studios and offices. Foit-Albert Associates was retained to draw up plans (below). Four months later the property was put up for sale.
The structure was designed and built by Lockwood, Green & Company in 1915 for the Buffalo Meter Company, a manufacturer of liquid meters. In 1971, the State of New York acquired the building from The Singer Company, as successor to Buffalo Meter Company, and after a rehabilitation in 1973, the SUNY School of Architecture and Design moved into the building and renamed it Bethune Hall (named after Louise Blanchard Bethune, architect of the Lafayette Hotel, the first professional woman architect in the United States). Classes ceased at the building in 1993 and SUNY had been using it for storage.
The State Historic Preservation Office has determined the property is eligible for listing on the State and National Register of Historic Places and therefore, it may qualify for Historic Preservation Tax Credits and other special programs for historic properties. Architects Lockwood, Green also designed the 10-story Larkin at Exchange Building in the Larkin District.
The property has an asking price of $2,150,000. It might be safe to say there have been no tire kickers since November 11.

Maybe you read about this one last December, or maybe you took the time and looked over this one in April, and perhaps you considered attending this event back in June. Whatever your reasoning for putting it off, there’s no time like the present for Forgotten Buffalo, unless of course it’s the past.
Forgotten Buffalo Tours take participants on a journey into the history of the area, always striving to produce a unique and entertaining outing. Their success has allowed them to …
Last evening was the first time that I have ever attended the event, Party for the Parks held at the Marcy Casino. The parks gala started up just as the Burchfield-Penney showing was winding down, and has happened more than a few times this summer, the non-stop rain kept everyone guessing. By guessing, I mean that every time the band members would even look at their instruments the rain would start to fall. It was a good thing that the upper terrace was covered and the Marcy Casin …
According to Miguel Santos, one of the founders of the Puerto Rican Day Parade of WNY, starting the parade six years ago was a way of “recognizing that Buffalo’s Latino population continues to grow and we decided that it would be a great way to recognize this segment of the population.” Inspired by the National Puerto Rican Day Parade in NYC, Santos, who is a local activist in the Latino community, got a call from Jose Rodriguez, and the rest is history.
Santos says, “We …
For the first time in over a hundred years, Buffalo has unveiled a brand new ($33,000,000, 84,000 sq.’) museum. Yesterday, hundreds of people met at the Burchfield-Penney Art Center to witness, not one, but three, ribbon cuttings. Fans and supporters were greeted by trumpeting didgeridoos as they walked into the vaulting entranceway – a walk that led them past the museum café, the gift shop, the learning center, a conference center, studios, gallery spaces, and more gallery s …

This smells awfully fishy to me.
The guy buys the building and does absolutely nothing, probably doesnt even secure the building ... announces grandiose plans while eating potatoe chips on his sofa playing game boy.
sounds to me like meyer landau pulled alittle @#$% here in Buffalo buying a building, sending a crew out and into an unlocked building to steel all the metal and other valuables and then claim theft once they are safely returned and found alibies where the police could not ascertain the exact date of the theft.
Im sorry to say but if I were an insurance company, I would have @#$% [deleted]
AND NO, I DONT THINK THIS WAS AN UNFORTUNATE ACCIDENTIAL CRIME BY AN OUT OF TOWN [deleted] DEVELOPER.

Chirs69, way to speak your mind. I can't believe Meyer pulled off this kind of heist, from Brooklyn no less. He almost retrieved half his purchase price. There must be some steel in there too that can be sold.
I am sure the building is a pile of sh!t, but 384k for a building of this size in its location was not a bad price.
Must be nice to have Daddy's money and cherry pick properties in Broke Buffalo.
Where are the violations and fines on this property from the city of Buffalo? It is not secured and a hazard to the neighborhod.

I don't think we can just "pluck" Chris69's specific slurs out and make it OK for his comments to stay here. So for the record, he made a series of anti-semitic comments, including the desire to see all downstate Jews deported.

Thanks for your concern for my sex life. It's odd that one of the relatively few people here who has ever calls out racist posters would complain about someone calling chris69 on his antisemitism.

Why is chris69 still posting here? At what point should we assume that his chronic hate and racism mirror your own views?

know nothing about the owner but why does my gut tell me there's something more to this? if the owner did not know (or care) that the copper was stripped sometime during a 6-month period, why should I? is he looking for sympathy or just an insurance check?

Hey BRO...the site has issues. It ate my post!
Conspiracy theories aside, this looks like a pretty attractive project. I like the plans and the neighborhood is pretty stable as far as Buffalo goes but the proximity to Bennett is probably a problem. The loss of the radiators is probably no big deal given that the heating would be changed out anyway butselling them would have been a source of revenue.
The real issue here is the fact that the guy wants $1.8M more than he paid for it. In Buffalo a set of plans and a year of ownership just isn't worth that. I am sure the development community knows that which is probably why there hasn't been anyone taking a look-see. Get real about the sale price and sell this place or develop it.

Okay, I'm getting pretty tired of reading Chris69's racist posts.
I've seen him make comments about: - Muslims - Asians - Jews
Is BuffaloRising going to do something about this joker?

Add to that his rants about Black women whenever Buff State is mentioned.
I seriously think it is time for Chris69's account to be suspended and his IP address blocked.

is there any way to track the metal items stolen? There must be alot of a-hole scrap dealers that take copper that they know is stolen. A police task force (ha ha) would probably put a dent in this problem. And how did this guy get such a sweet deal, sounds super fishy to me

Scrap dealers are licensed in New York, and New York has several laws on the books that limits the purchase of scrap metal, and more specifically copper, if the dealer feels that the items may be stolen. This is similar to the regulations put in place at pawn shops to prevent the fencing of stolen goods. The laws are on the books, they should either be enforced or removed. The theft of copper plumbing would be less attractive to theives if they had to verify their identity (we already have a law in place for this), the origin of the scrap (already a law in place), and if the scrap dealer was accountable for holding the goods if they were determined to be stolen.

Think of Chris69 as our little Reverend Wright but at least on BRO you can click that little "Avoid User" link at the bottom of his messages if you want (no such luck with the Reverend).
Personally, I am against suspending accounts and banning IP addresses. If you want to ignore someone then do so, but let the rest of us have the option to read him or not.
