Late last winter we were treated to some eye-candy renderings of Crescendo, a loft conversion project with a prominent location towering over the 190, just south of the 198 junction. Over the past week workers have been busy repairing and painting the formerly unsightly facade and installing new windows. So far, the facade is pretty true to its rendering.
Located at 1502 Niagara Street, Crescendo will feature 41 one and two-bedroom rental units, indoor secure parking, a rooftop patio, and 4,500 sq.ft. of commercial space. A restaurant tenant is anticipated to occupy the ground floor of the building.
Natale Development is serving as the developer and construction manager for the $6 million project that was designed by Carmina Wood Morris. The development team made up of Angelo Natale, Bobby Corrao, Frank Parisi and Carl Savarino purchased the 61,152 sq.ft., seven-story structure and an adjacent one-story building for $550,000 late last year. The building is the tallest and one of the most visible on Niagara Street, affording tenants sweeping city, Niagara River, and Black Rock Channel views.
From the Crescendo website:
“The top two floors encompass Executive suites for residents that desire higher end finishes. A few of the perks of renting these Executive suites will be: Apple TV; a wall mounted, “Pre-loaded” iPad that will feature interactive applications such as: sound controls for the built-in Sonos wall speakers, electronic rent payment options and “Parking Spot”- Crescendo’s interactive parking surveillance app where residents can view their vehicles right from their home. Floors five & six are furnished with Crescendo’s “Deluxe” suites featuring higher end finishes, California Closets & garage parking and much more. The lower levels will boast of urban style loft units with design features of today’s trends and built-in iPad/tablet docking stations. High-speed, fiber optic Internet & Washer/Dryer’s are included in every apartment.”
As of June, the project was expected to be substantially complete by the end of this year and ready for occupancy by early next year. It appears to be roughly on-track with that timeline.
