The property that formerly housed Roxy’s bar at 884 Main Street is trading hands again. A purchase and sale contract was signed by Peter Rouff this past Friday, with closing on the transaction scheduled for October. The three-story, circa-1883 brick mansion is located in the Allentown Historic Preservation District at the edge of the Buffalo Niagara Medical Campus.
The new owner has recently successfully brought to life neighboring 888 Main Street, and his new purchase should be no exception. Working with Tim Kupinski of Kideney Architects and friend Greg Suffoletto, plans for the 6,824 sq. ft. property include a mix of around 6 one and two-bedroom apartments on the second and third floors.
Rouff is already in talks with prospective tenants for the first floor bar/restaurant space, which is expected to feature a spacious patio area extending to the sidewalk. A porous pavement parking lot will be built in the rear of the building, and the exterior will be given a fresh coat of paint.
The rehab may take up to 12 months to complete.
