A new real estate company has hit the ground running and one of its signature listings is the new builds Joel Giambra has planned for scattered sites on the West Side. Buffalo First Realty Group will focus on all aspects of residential sales in the Buffalo metro area while expanding into the residential, commercial, and property management field throughout Western New York.
The President of Buffalo First, Joanne Smith, is a 23-year veteran in the real estate industry specializing in residential sales and has represented hundreds of families across the region. In that time, Joanne has built a solid foundation of clientele through her dedication as an Associate Broker in the real estate arena.
Other key components of Buffalo First is the co-founding group made up of Joanne’s sons Raymond and Kenneth, as well as Nicholas Giambra, with 15 years combined experience specializing in various aspects of the real estate market.
With the real estate market hot, the founders think the timing is right to launch the new company. They say their focus will be servicing Western New York with a more personalized relationship with its clients. The company is recruiting a team of individuals that encompass the entrepreneurial spirit of not only their company, but the City of Buffalo as a whole.
By this Fall, Buffalo First is expected to have a core group of about 15 agents and will be continually looking to recruit new and forward thinking individuals to meet their clients’ needs. Its office is at 488 Niagara Street.
The company is currently marketing the new infill homes that former County Executive Joel Giambra is proposing on scattered sites throughout the West Side. Construction on two units, side-by-side townhouses at 225-227 Plymouth Avenue, was recently completed. 225 Plymouth is a decorated model home and 227 Plymouth is for sale with a base price of $179,900 and it is ready for buyer finish selections. Each has approximately 1,400 sq.ft. of living space with three bedrooms, two bathrooms, and off-street parking.
There are several different floor plans appropriate for vacant West Side properties including a 25’ wide single-family house designed to fit on a narrow lot. There are upper/lower double plans with units of either two or three bedrooms.
Giambra’s Executive Properties of WNY has purchased about twenty vacant lots from private owners and at the In-Rem tax auction. Lots are available on Plymouth, Prospect, 7th Street, Fargo, York, and Busti. He has even purchased a vacant lot on Lakeview Avenue across from where he grew up. Residences will be built as they are sold. Prices for the new houses start at $160,000.
The new builds will provide a low-maintenance option for homebuyers and are a welcome addition for a city with some of the nation’s oldest housing stock.
