Construction has started to convert a prominent Niagara Street building into a mix of commercial and residential space. Turner Lofts is combining the Turner Bros. building at 295 Niagara Street (originally built as a sarsaparilla, gingers and bitters manufacturer in 1853) and with the taller building to the north at 305 Niagara built as a storage facility in 1923. The complex, the latest downtown by Schneider Development, sits at a gateway to downtown and will feature 32 apartments and 9,400 sq.ft. of ground floor commercial space.
Crews have been busy for the past few weeks unbricking the original window openings, doing selective interior demolition work, and have started exterior masonry restoration.
There will be 32 one-bedroom apartments ranging in size from 804 to 906 sq.ft. and eight two-bedroom units with 1,316 to 1,349 sq.ft. of living space. Apartments will contain walk-in closets, laundries, and electric fireplaces.
A rooftop patio will be located on the fifth floor and each apartment will have a storage area on the building’s mezzanine level. Other planned amenities include indoor bike storage, a pet wash station, a conference room, and Car Share station. The residential lobby will be located along the south side of the building adjacent to the planned parking lot.
Work on the $11.6 million project will be finished early next year. Schneider is working with Preservation Studios to obtain historic preservation tax credits. R&P Oak Hill is construction manager.
Schneider has an impressive historic preservation portfolio including the rehab of 210 Ellicott Street into offices and upscale lofts that are now being converted to condominiums, the AC Lofts project on Elm Street, and his most recent, The Hub, at 145-149 Swan Street that includes 50 upscale apartments and commercial space. Demonstrating the demand for downtown living, The Hub is fully-leased with a waiting list for residential units.
