Benchmark Group’s infill project at 766 Elmwood Avenue is making its presence known as it has grown to nearly full size in recent weeks. The three-story mixed-use building will include retail along Elmwood and 24 single and two-bedroom apartments on the upper floors. The new site will retain 25 parking spaces for its tenants as well.
The project is being built on what was a surface parking lot between Globe Market and 7-11. Karl Frizlen, with The Frizlen Group, is the project architect. The design features precast sandstone and Hardi-Plank siding on the outside of the building and a flat roof.
Benchmark hopes the project will attract new businesses and young professionals to the area, which would bolster the vibrancy of Elmwood and add shoppers for local stores.
Amherst-based, Benchmark owns a number of area commercial and residential properties, including the Stuyvesant Plaza on Elmwood at North and the retail building housing Spot Coffee, Panera Bread, and newly-opened Agave across from the site at 765 Elmwood.

Speaking of Karl Frizlen, his two-building mixed-use complex at 1685 Hertel Avenue is underway. The project entails two buildings with a total of 16 market-rate apartment units including two studio units on the ground floor, 16 garages under the buildings, and two small one-story retail storefronts of 700 sq.ft. facing Hertel.
