The development team that recently purchased the Bison Storage building at 1502 Niagara Street has big plans for the building. Angelo Natale, Bobby Corrao, Frank Parisi and Carl Savarino will redevelop the property with a mix of retail, restaurant, and residential uses. It will also get a new name: Crescendo.
1502 Niagara LLC purchased the 61,152 sq.ft., seven-story structure and an adjacent one-story building for $550,000 last month. 1502 Niagara was originally occupied by F.N. Burt Company, a manufacturer of boxes and cartons.
The building is known as being the most visible and the tallest building on Niagara Street with great water views. Redevelopment plans include a new restaurant, executive style and loft style rental units, and several other building amenities for the tenants including a secure indoor heated parking garage.
“We are currently in negotiations with a few well-known local restauranteurs to provide a bar/restaurant experience unlike any other available,” says Bobby Corrao, director of construction development for Natale Builders. “The restaurant will be open to the public and also have special arrangements with the building tenants for order-up food service to the rooms.”
The building will be equipped with whole building Wi-Fi , special phone and computer apps for entertainment and food service, and roof top patios for entertainment. There will also be work out facilities for the residents as well as coordinated fitness programs for guests.
The top two floors will be dedicated to executive apartments for residents looking for higher-end finishes and unmatched water and city views. The lower levels will represent more of an urban style loft unit. With a planned 42 units, residents will be able to choose between one and two-bedroom layouts, ranging in size from 750 to 1,200 sq.ft.
The development team was attracted to the building’s potential and its location. Besides the riverfront setting, it offers quick access to the Scajaquada, I-190, downtown, Elmwood Village, Grant Street, and points beyond.
“We understand that we are not in the core of the downtown hub, but with great visibility, immediate access to the thruways, unmatched water views, secure parking , and being in the middle of the Niagara Street revival, we believe this project will be a great addition to Downtown Buffalo,” says Corrao.
