The Hudson Building that formerly housed the Christian Science Reading Room at 483 Main Street is on its way to being residential and commercial space.
Peter and Rebecca McCauley’s 483 Main Street LLC purchased the three-story, 6,200 sq.ft. building last year. The ornate building is sandwiched between The Martin Group’s new headquarters at 477 Main Street and Carmina Wood Morris’ office building at the corner of Mohawk.
There will not be significant exterior changes to the property whose façade dates to 1928 and was designed by Hudson & Hudson (the firm also designed the similar façade of the nearby Berger’s Building). The owners are working with Preservation Studios to obtain state and federal historic preservation tax credits for the project. The outside will be cleaned and the masonry repointed as necessary. Windows will be repaired and a roof deck is being added.
A two-bedroom residence is planned for the third floor. The second floor will be either another residential unit, office space, or a live/work unit depending on tenant demand. Office space will be available on the ground floor.
The McCauleys are working with Lehigh Construction on the $1 million project that has been designed by Scheid Architectural.
The Erie County Industrial Development Agency Board of Directors approved a $35,000 in sales tax savings for the project last week.
