The yellow chute of progress has appeared at 483 Main Street (photo credit: RhaChaCha). While preliminary work is underway, Rebecca and Pete McCauley will be at the Planning Board this week to get final approvals to convert the building to residential and office space. The McCauley’s purchased the former Christian Science Reading Room, also known as the Hudson Building, in 2013 for $230,000.
There will not be significant exterior changes to the property whose façade dates to 1928 and was designed by Hudson & Hudson (the firm also designed the similar façade of the nearby Berger’s Building). The owners are working with Preservation Studios to obtain state and federal historic preservation tax credits for the project. The outside will be cleaned and the masonry repointed as necessary. Windows will be repaired and a roof deck is being added.
A two-bedroom residence is planned for the third floor. The second floor will be either another residential unit, office space, or a live/work unit depending on tenant demand. Office space will be available on the ground floor according to the Planning Board agenda.
The McCauleys are working with Lehigh Construction on the project that has been designed by Scheid Architectural.
Other notable projects on Tuesday’s agenda include:
• A two-story, 7,664 sq.ft. addition to WNY Imaging Group’s building at 222 Genesee Street. Carmina Wood Morris designed the original building and the addition.
• Hero Certified Burgers. Renovation of 976 Elmwood Avenue.
• A two-story, two-family house at 536 W. Ferry by Jennifer Hasse.
• Alterations to 847 Main Street by the Buffalo Niagara Medical Campus.
