Looking for a well-designed infill residential project? Belle Sherman Cottages in Ithaca features “historically inspired homes” that could serve as a model for infill lots and sites in Buffalo. The 29-unit development is within walking distance to Cornell University and close to downtown.
The Belle Sherman Cottages are being constructed on an infill site in an existing neighborhood. It features detached plans priced from $329,000 and townhouse units priced from the mid-$200’s. The residences are modular built and the model unit has been recognized by the US Green Building Council with a LEED Silver Certification.
The bungalow design (above) features a first floor master suite, two upper-level bedrooms, 2 ½ bathrooms, and 1,748 square feet of living space.
The ‘farmhouse’ plan (above) offers a traditional layout with a great room and all three bedrooms on the second floor. Each farmhouse averages approximately 1,835 square feet and feature three bedrooms and 2½ bathrooms. Both single-family plans have usable front porches and detached garages set behind the residence.
Townhomes have approximately 1,590 square feet with two bedrooms and 2½ bathrooms and an attached garage.
The project is being undertaken by Agora Development of Skaneateles, New York. Seventeen of nineteen detached residences are sold with nearly half completed. None of the townhome units have been built or sold.
