A key component of the redevelopment at 10 Lafayette Square is the three floors of market-rate apartments on the fifteenth through seventeenth floors. They compete with Avant as the highest downtown residential units. Avant’s condominiums are on the fourteenth through sixteenth floors.
The eighteen units at 10 Lafayette have a more finished look than other downtown apartments which are typically loft-like with exposed brick walls and duct work. Here they are more polished yet have the upscale finishes downtown dwellers have come to expect. What sets the units apart here are the views and the amenities.
“We were hoping to create something different,” says Kara Tajima, Hilton Garden Inn Sales Manager who is also handling leasing of the apartments for Hamister Group.
They’ve succeeded.
There are six units on each of the residential floors- four one-bedroom and two, two-bedroom apartments. They have nine foot ceilings, an in-unit laundry, hand-scraped hardwood floors, stainless steel appliances, and granite countertops.
The one-bedroom units range in size from 680 to 886 sq.ft. and the two-bedroom units are 1,465 to 1,810 sq.ft. Rents range from $1,250 to $2,800 depending on unit type and floor.

Apartment residents have free access to the Hilton Garden Inn’s fitness center and pool and other hotel amenities such as room service and housekeeping at an additional cost..
Office workers and residential tenants share a lobby located off of Lafayette Square. There will be a 24-hour lobby attendant in the building and there is secure elevator access to the residential floors. Hotel guests cannot access the building’s office and residential levels.
Units on the north side of the building have steel casement windows.
Apartment tenants also receive complementary valet parking. Hamister has obtained parking in the nearby Adams Ramp for the building. One-bedroom apartments receive one parking space while two-bedroom apartments have two spaces.
Hamister has done minimal marketing of the units to date and several of the units have been leased site unseen. There is a waiting list forming and a model unit is expected to be ready next month for viewing. In addition, the Apartments at 10 Lafayette will be one of the sites on the Buffalo Living Tour that is taking place on June 21st.
