Now that deed restrictions at Elmwood and Forest avenues have been lifted (pending appeal), developer Chason Affinity Cos. is said to be moving forward with a mixed-use project for the prime site. The developer is working with architect Charles Gordon on redesigning the project. Chason’s original proposal (below) called for an eight-story structure that combined retail, a boutique hotel with 125 rooms, enclosed parking for 160 cars, and 20 upper-floor residential units.
The latest design (2012) calls for five stories plus a penthouse level, fewer hotel rooms and residences, and one level of underground parking:
Many commenters have panned the publicly-released designs. While Gordon and Chason Affinity refine their plans before kicking off the public review process, a few design ideas from across the country and Toronto are provided for kicks. While the height, layout, and mix of uses in these projects differ from what is feasible and/or planned for Elmwood and Forest, the architecture could be replicated.
