Uniland Development Company and Catholic Health officials will be at the June 4 Planning Board meeting seeking permission to add over 200 additional parking spaces at the health organization’s administrative center under construction at Genesee and Oak streets.
Catholic Health is consolidating 700 employees into the new building that will be owned by Uniland and leased to Catholic Health. Each office floor of the six-story building will have approximately 23,000 sq.ft. for an overall building total of approximately 140,000 sq.ft.
Revised plans call for 840 parking spaces in a four-level pre-cast concrete parking deck and 84 parking spaces in surface lots for a total of 924 on-site parking spaces. The previously-approved plan called for a three-level parking deck and approximately 700 parking spaces.

The attached parking structure will be precast concrete with brick in-lay on the spandrel panels. Tinted glass window framing (to match the office building) has been added to the openings on the North façade of the structure in order to screen the view of parked cars from approaching vehicles on the inbound Route-33 exit ramp.
Large green-screen trellis features have been added to the East façade of the parking structure to enhance the original landscaping along Elm Street. The green-screens will help to further diminish the view of parked cars from pedestrians using the sidewalk along Elm Street.
The main access to the 4.2-acre site is located along Genesee Street. There is a limited access loading area off of Elm Street. The corner of Genesee and Oak features the main entrance with an overhanging canopy and visitor drop-off, parking for 15 cars and landscape area. There is additional surface parking on the north end of the site and a bio-retention landscape area along Route-33 exit ramp/Oak Street.
Uniland Development Company was selected to develop and build the $46 million new facility, which will be leased to Catholic Health as the sole tenant. Stieglitz Snyder is architect. Work is expected to be completed in summer 2014.
