A little less than a year ago I featured a significant property on Franklin that had purchased by Matt Klafehn. 409 Franklin had been a 14-room rooming house (see post) at one point, which unfortunately weighed heavy upon the Allentown neighborhood. At the time that Matt purchased the property, he wasn’t sure what direction that he was going to take the renovation. In fact, he was looking to BRO readers for suggestions.
Ultimately Matt opted to restore the full integrity of the house, and began work on bringing it back to a single family home. The crux of the work came in the form of repairs that included replacing the roof, rebuilding front and back porches and finishing the walnut floors on the first floor. Then the kitchen and the bathrooms were updated. The rest of the house was brought back to much the way it once was, and fortunately many of the architectural details remained intact, like the plaster crown moldings and the wood trim with decorative rosettes. Not to mention seven fireplaces, 11′ ceilings, updated mechanics, pocket doors, a mud room/pantry, a fenced yard and garage with room up top for an apartment.
These types of amenities and improvements now make the house the perfect blank slate for its next owner. With six finished rooms on the third floor, and four on the second floor, there’s plenty of room to create a dream home, convert to professional offices, or even create a bed and breakfast. Currently the 7,352 sq.’ house is on the market for $349,900.
