I twas back in 2007 when real estate investor Gian Franco Bertolino first purchased a beat up old house at 419 Porter Avenue. He picked up the property at the same time that he bought an apartment complex next door. At first, thinking that the house was too far gone, his inclination was to demo the structure to make way for parking. Fortunately, a year earlier, Steel had profiled 419 Porter Avenue and had included a historic photo of the house that dated back to the turn of the century (see post). It was only after forwarding the post to Gian Franco that he decided that he would try to make a go of it and rehab the historic structure.
Unfortunately the task turned out to be a heavier lift than Gian Franco had anticipated, and the rehab was halted after the vast majority of the exterior had been completed. The interior had been gutted down to the bones, and some work had begun to build out the six apartments (rebuilt framework and supports). Since that time, the house has been kept mothballed in preparation for work to commence. Now the owner has decided that in order to finish the work he must bring onboard a partner. He is looking to team up with a local contractor who would be able to take on the rest of the work, in exchange for partnership (to be discussed).
There is off-street parking potential and the architectural plans are in place… plus, Porter is now outfitted with new street calming infrastructure improvements including bike lanes. This beauty is located across the street from Morning Glory Cafe, D’Youville College and close to Kleinhans Music Hall and the Peace Bridge.
