Avant is coming off a good year. The Embassy Suites is exceeding expectations and is expanding by one floor, the building’s office space is nearly full after signing a second anchor tenant, and three recent purchases bring the residential portion of the property over 2/3 sold.
Just eight of 27 luxury condos are available in the building.
“We’ve had great success with our condominium sales and are right on track with our projections for the remaining eight units,” said Michael J. Montante, Uniland Development Company Vice President. “Folks who ‘get’ the concept of life in a mixed-use building are now addicted to the Avant lifestyle.”
Available residences range in size from a one-bedroom, 1,355 sq.ft. unit on the fourteenth floor priced at $465,000 to a two-level unit with three-bedrooms and 3,318 sq.ft. of living space on the 16th floor priced at $1.4 million.
Fifteen buyers have closed on their units and moved into the building. Sales prices have ranged from $383,250 to $1.45 million. Three of the sales to date have been over $1 million.
Every unit in the building has at least one balcony. Ceiling heights are 10′ on the 14th and 15th floors and up to 18′ on the 16th floor. Units feature high-end finishes, in-unit laundries, large walk-in closets, gourmet kitchens, and same-floor storage areas. Each unit has two dedicated parking spots in the building’s underground parking garage. The waterfront and/or cityscape views are spectacular. On clear days, units on the north side of the building can see the Toronto skyline on the horizon.
Attention to detail carries into the building’s common areas. From the private residential lobby, wide hallways, two private elevators for residents, and soothing décor, the building brings city living to a new level.
“I moved into the Avant late last summer and I enjoy living here more each day, especially during this cold, snowy winter,” says Marilynn P. Fleckenstein, Ph.D., Associate Vice President for Academic Affairs Professor of Philosophy at Niagara University. “Where else could I exercise, visit the hair salon, take my 18 month old grandson swimming and have dinner with friends in a fabulous restaurant all without leaving the building?”
“I appreciate the safety of the building where helpful security personnel are available 24 hours a day,” says Fleckenstein. “I travel frequently on business and appreciate being able to leave my car in the garage and take advantage of the airport shuttle run by the Embassy Suites. Additionally, I can walk to the theater district, the Convention Center and easily access the Metrorail to go to HSBC Arena. The lifestyle is certainly different from the suburban one I left behind.”
Residents have access to the Embassy Suites’ pool and fitness center (right), room service, valet parking, housekeeping and catering services. In addition, each floor of the residential portion has a different amenity for owners. A conference room is located on the 14th floor. A fitness room is located on the 15th floor featuring weights and cardio machines offering views of City Hall and Lake Erie. Resients may reserve a solarium/party room with a fireplace and full kitchen located on the 16th floor.
The Embassy Suites’ facilities including the pool and fitness center are also available to residents. The hotel’s dining facilities and Capello Salon are just an elevator ride away.
“On a recent tour, a gentleman remarked that the whole building with all the amenities, spectacular views and incomparable finishes made him feel as if he were looking at the best condos in New York City,” said Ellen Warner, Residential Sales Manager. “Then he added that he was so glad Avant is in Buffalo because it shows just how forward thinking people in Buffalo can be.”
Elsewhere in the building, the expansion of the Embassy Suites is nearing completion. Due to the hotel’s success, the eighth floor of the building once reserved for additional offices has been converted into additional hotel rooms.
“We are putting the finishing touches on the additional 29 rooms to be made available at the end of the month,” said Montante. “There will also be several higher-end suites available that we know our guests will be clamoring for so make reservations early.”
In January, law firm Jaeckle Fleischmann & Mugel, LLP announced it is relocating from Fountain Plaza into 33,000 sq.ft. of space on the 9th and 10th floors of Avant. The signing of a second anchor tenant nearly fills the office space in the building.
“Regarding office space at Avant, we are proud to report that we have approximately 4,000 square feet left to lease and our construction team is busy making sure our newest addition to Avant, Jaeckle Fleischmann & Mugel feels right at home as their move in date gets closer,” says Montante.
