Ciminelli Real Estate Corporation, one of Western New York’s leading full service real estate companies, is proceeding with its plans to purchase and renovate the former Buffalo Meter Company Building, also known as Bethune Hall, located at 2915 Main Street. They anticipate closing on the contract for the four-story, 98,000 square foot building by mid-March and commencing restoration and renovation this Spring. Up to 85 market-rate lofts are planned for the vacant property.
“With the existing owner’s approval, we are working concurrently on pre-construction items before closing in an effort to expedite the project,” said Tim Vaeth, Vice President of Development. “We are filing for Design and Site Plan Approval with the Planning Board and requesting a Certificate of Appropriateness from the Preservation Board this week, which will set the wheels in motion.”
Additionally, Vaeth said that they are already working with SHPO (State Historic Preservation Office) because Bethune will be a Historic Tax Credit project. And true to Ciminelli’s commitment for all future developments, Bethune will pursue LEED Certification.
Ciminelli plans to convert the structure, built in 1915, to market rate, loft-style apartments. The comprehensive scope of work will be in accordance with the Secretary of the Interior’s Standards for Rehabilitation, supporting the goal of being listed on the New York State Register of Historic Places and the National Register of Historic Places. Designs are in the preliminary stage, but could include up to 85 units, all new windows, a new entrance, a fitness facility and a gated parking area.
Carmina Wood Morris, PC is the architect for the project; LP Ciminelli will serve as construction manager. A January 2012 completion date is anticipated.
This is the second major Main Street project that Ciminelli expects to begin work on this year. The company is also planning a seven-story, 350,000 sq.ft. office building at Main and High streets in the Medical Campus.
