Whenever I head down Niagara Street I always crane my neck to see this building. I always imagined that someday it would become some sort of cool office space or living situation. Just a few days ago I noticed that a ‘For Sale’ sign had been attached to it. I called Sienna Realty and spoke with Fred Lafasso who gave me the skinny on the property. “It was a storage facility for years and years,” he told me. “Iron Mountain had it been using it for data and document storage. It’s still being used for storage. There are two sections that are for sale… basically two buildings that have been connected through the interior. The newer six-storey structure was built in 1920 and the older four-storey building is probably turn-of-the-century. The space is 55,000 sq.’, and it’s in really good shape… no leaks and the roofs are intact. The older section has industrial hardwood floors and old wood beams. The 1920’s building has masonry concrete floors The American Storage Company built the newer building, and I believe that they also used the older building for storage… that’s why they were connected.”
Fred’s second alternative (other than selling the building) is looking into possibly renovating the façade in order to keep the property as public storage. He feels that the storage meets the demand for increased downtown housing that offers little storage for people downsizing. There is a truck bay, and the electric has been updated. Parts of the building already have air conditioning with humidity controls for the documents.
