Recently Buffalo Rising noted that Bethune Hall, the glassy former industrial building at Main and Hertel, had been sold to a New York city developer. It was reported to have been purchased for the relatively small sum of $384,000. Outside of Buffalo’s warped real estate world that price is the cost of a very modest starter home. To many developers that amount of money is pocket change. The most likely new use is said to be residential lofts. This slide show gives you a glimpse of the interior and an idea of how spectacular those proposed apartments will be. It is quite possible that any one of the new apartments could sell for more than the purchase price of the entire building. These images were taken almost 2 decades ago when the building was still used for UB’s Art School. The small pain steel frame windows allow for unrivaled light and views and the simple concrete structural frame provides the perfect minimalist container for loft style apartments. Maybe the state did not allow anyone to see inside when they put the building out to auction. That could explain the low price.
