A June start is expected on downtownis latest residential project, The Warehouse Lofts, which will transform the former Seneca Paper warehouse located at 210 Ellicott Street into 30 upscale loft apartments. The seven-story structure located between Eagle and Clinton Streets is being redeveloped by Jake Schneider, Dave Resetarits and Tom Kiener, under the name 210 Ellicott Holdings, LLC.
Originally constructed in 1913, the facility is one of the first concrete frame warehouse buildings in the United States. The structure possesses high ceilings, open floor plates, and expansive windows making it an ideal candidate for loft housing development. The developers recently certified the building as a historic structure and are now attempting to qualify the development for federal tax credits, working with the State Historic Preservation Office and ultimately through the National Parks Service.
When complete, the project will include first floor indoor parking, 8.000 sq.ft. of second floor office space and 30 upscale loft apartments on floors 3 thru 7. The apartments will be a mix of one and two bedroom units ranging in size from 1,000 sq.ft. to 1,500 sq.ft. Every unit will have a state-of-the-art kitchen, bathrooms with Jacuzzi tub and shower and a walk-in laundry. Two bed units will have two full bathrooms.
Occupancy is targeted for spring 2007.
